What This Means for Kent County Buyers & Sellers

Only 24 homes sold in Kent this July, so the 8% drop in median price reflects which homes happened to close, not what your property is worth. The numbers that matter are inventory and pace: 129 active listings, nearly double last July, and 40 days on market, up from about 26.

For sellers, buyers now have twice the choice they had last summer, which means pricing against spring comparables is a good way to sit. For buyers, this is the most room Kent has offered in a while, with time to compare and leverage to negotiate.

What This Means for Queen Anne's County Buyers & Sellers

Queen Anne's median hit $622,500, up 26%, but inventory grew only 5% and sales only 4%. What changed is what sold. More closings landed at the upper end, which lifts the median and also explains why days on market climbed to 46 from about 26. Higher-priced homes take longer to find their buyer.

For sellers in the upper price bands, the buyers are there but the timeline is longer than last year, so pricing has to be right from day one. For buyers, don't let the headline number scare you off. Plenty of homes here still trade well below it.

What This Means for Talbot County Buyers & Sellers

Talbot's inventory shrank in July, down 2%, while sales rose 18% and homes sold faster at 65 days. The median held at $560,000. More sales moving through a smaller pool is what a competitive market looks like.

For sellers, this is the strongest position of the four. For buyers, Talbot's 65-day average is the longest on the Shore, but that's the price point and property type at work, not soft demand. The well-presented homes are not the ones sitting.

What This Means for Cecil County Buyers & Sellers

Cecil is the fastest market of the four! 104 homes sold in July, more than Kent and Talbot combined, at an average of 26 days on market with a median of $380,000.

Proximity to I-95 and Wilmington brings steady commuter demand at prices that are getting hard to find elsewhere on the Shore, and that demand shows up as speed. For sellers, a correctly priced home here shouldn't sit. For buyers, 26 days is the average and the good ones go faster, so come with financing arranged.
