Some of the most useful work happens well before a commercial property reaches the market.

For restaurants, marinas, inns, and other seasonal businesses, the timing of a sale can matter almost as much as the asking price. A buyer may want enough time to prepare for the next busy season, while a seller may benefit from having another strong season reflected in the financials.

Starting early gives us time to look at the property, understand what you're actually selling, organize the information a buyer will need, and decide when it makes sense to bring it to market.
