As we enter March, I’m already having conversations with buyers who are thinking ahead.

On Maryland’s Eastern Shore, inventory traditionally increases in late spring. Waterfront homes often lead that activity, but in-town and family-friendly neighborhoods across Kent, Queen Anne’s, and Talbot County begin to move quickly as well.

The buyers who feel confident and prepared in May and June I would say April and May? They usually started planning in March.

If you’re considering purchasing a home this year, here’s what savvy buyers are doing right now.

Getting Financially Positioned Early

Whether you’re purchasing a waterfront retreat or a primary residence in-town, preparation matters.

Serious buyers this Spring are:

  • Updating their pre-approval or talking to their financial advisor & CPA if buying with cash
  • Reviewing financing options for second homes or investment properties
  • Understanding insurance requirements (especially important for waterfront and flood zones)
  • Factoring in maintenance costs, whether that’s shoreline upkeep or home systems

Knowing your numbers now allows you to move decisively later.

Clarifying Lifestyle Priorities Before Touring

Spring inventory can move quickly.

Before touring homes, thoughtful buyers are asking:

  • How much maintenance am I comfortable taking on?
  • For waterfront buyers: how important are water depth, exposure, and dock condition?
  • Do I want walkability, privacy, or easy access to major cities like Baltimore, Washington D.C., or even Philadelphia?

Getting clarity on lifestyle priorities now prevents decision fatigue later.

Kent County offers a quieter, more rural pace while still sitting within reach of major hubs. It’s within comfortable driving distance of Philadelphia and Baltimore, making it appealing for buyers who want Eastern Shore living with the option for city access when needed.

Queen Anne’s County, particularly areas like Kent Island and Stevensville, offers quicker access to Annapolis and Washington, D.C. thanks to the Bay Bridge corridor [once I finish a Bay Bridge access piece, this could be internally linked here as well]. For buyers who anticipate commuting or frequent travel west of the bridge, that convenience can be a significant factor in long-term satisfaction.

Talbot County, including Easton, St. Michaels, and Oxford, offers a slightly different blend — established waterfront communities, charming historic towns, and a strong second-home presence. For buyers drawn to boating culture, walkable town centers, and a refined coastal feel, Talbot often enters the conversation.

Study Micro-Markets, Not Just the County

Some properties move quickly due to condition, pricing strategy, or staging. Others linger because of deferred maintenance, pricing misalignment, or limited appeal.

Under new real estate guidelines, buyers are required to sign a formal Buyer Representation Agreement before viewing properties with an agent.

I understand that completing paperwork before touring can feel like an extra step. But this agreement creates clarity. It outlines how I represent you, how compensation works, and what you can expect throughout the process.

This agreement does not obligate you to purchase a home. It simply establishes the terms of representation so you can move forward confidently and efficiently.

March Is the Planning Month

April is positioning, May is when competition tends to increase in order to be in by summer.
